District 1 & 3

District 1 is the heart of the city: everything is close, the nightlife is lively, and it's a favorite with singles. The streets around Le Thanh Ton and Thai Van Lung form a busy dining area known for its many Japanese restaurants.

Small and mid-size serviced apartments are plentiful here, which makes the area an easy choice if you're moving on your own. Some units even have bathtubs.

Luxury serviced apartments such as Somerset, Norfolk, Hotel Nikko and JW Marriott also suit executives and families. District 3, just to the west, is quieter and leafier, with serviced apartments such as Sherwood and SILA on its residential streets.

Ideal for Singles and anyone who wants restaurants, nightlife and convenience on the doorstep. District 3 suits those who prefer a quieter, leafier base

About 10 minutes by car from District 1; large, good-value riverside condos

Property map: Binh Thanh & Phu Nhuan

Navy = luxury serviced apartments / Green = affordable serviced apartments / Orange = condominiums. Red circles show the number of properties; tap to zoom in and see property numbers.

Binh Thanh is the value choice close to the center, with large condominiums along the Saigon River such as Vinhomes Central Park, Landmark 81, Saigon Pearl and Sunwah Pearl. About 10 minutes by car to District 1.

Many of the large condominiums have extensive on-site facilities such as pools, gyms and supermarkets. The Landmark 81 mall and Vinmec hospital are nearby, and Metro Line 1's Van Thanh and Tan Cang stations are within reach.

The area around Pham Viet Chanh Street has many Japanese restaurants and some serviced apartments for singles. Phu Nhuan is a residential district closer to the airport.

Ideal for Families who want more space for their money near District 1, and singles looking for good value

AREA 3

District 2 (Thao Dien, An Phu, Thu Thiem)

East of the Saigon River: Thao Dien, the city's main expat neighborhood, and Thu Thiem, the new downtown across from District 1

The main family expat area: international schools, imported-food stores and international clinics

Property map: District 2 (Thao Dien, An Phu, Thu Thiem)

Navy = luxury serviced apartments / Green = affordable serviced apartments / Orange = condominiums. Red circles show the number of properties; tap to zoom in and see property numbers.

Thao Dien (now part of An Khanh Ward) is the city's family-oriented expat hub. International schools, imported-food stores, international clinics, cafés and restaurants from around the world are all close by. British International School (BIS), ISHCMC and the Australian International School (AIS) are in Thao Dien and An Phu. Expect rents to be higher than in most other areas.

Large condominiums such as Masteri, Estella Heights and The Vista are common. From Metro Line 1's Thao Dien and An Phu stations on Vo Nguyen Giap, you can reach central District 1 without changing trains. Worth checking before you choose: some streets (Quoc Huong, Nguyen Van Huong, Thao Dien) can flood up to about 30 cm in heavy rain, usually draining within 1–2 hours.

Thu Thiem is a new downtown under development across the river from District 1, lined with new luxury condominiums such as Metropole and Empire City.

Ideal for Families with children at international schools, and anyone wanting a leafy, green environment

AREA 4

District 7 (Phu My Hung) & District 4

Phu My Hung, a planned township with parks and international schools, and District 4 next to District 1

A planned township with parks and wide roads, near SSIS, the Canadian International School and FV Hospital

Property map: District 7 (Phu My Hung) & District 4

Navy = luxury serviced apartments / Green = affordable serviced apartments / Orange = condominiums. Red circles show the number of properties; tap to zoom in and see property numbers.

Phu My Hung (former District 7) is a planned township with parks, wide roads and well-kept sidewalks. Saigon South International School (SSIS), the Canadian International School and Renaissance are here, making it a calm, popular choice for families.

Most homes are condominiums such as Midtown, Scenic Valley and Happy Valley, including some developed with Nomura Real Estate and Sumitomo Forestry. FV Hospital, Lotte Mart District 7, Crescent Mall and SC VivoCity are close at hand. About 20–30 minutes by car to District 1.

District 4 sits just across a bridge from District 1 and is a good-value option, with many condominiums close to the center at reasonable rents, such as Saigon Royal and The Tresor.

Ideal for Families with children at SSIS, the Canadian International School or Renaissance, and anyone who wants a calm, green setting. District 4 suits those who want to be near District 1 while keeping rent down

Typical rent (USD/month)1BR2BR3BR

*Areas use the former district names from before the July 2025 administrative reorganization, which most people still use (for example, Thao Dien and Thu Thiem are now An Khanh Ward, and the core of District 7 is now Tan My and Tan Hung wards). Rents are estimates calculated from the asking rents of listed properties (Nhu Nhu Real Estate survey, September 2026). There is no rent data for the affordable serviced apartments listed in District 7 & 4.
