COST & CONTRACT
Costs & contract essentials
When budgeting, it is important to factor in not just the rent per ㎡ but also service charges, VAT, parking and upfront costs.
Monthly cost breakdown
- RentArea × rate per ㎡. Quoted in USD, typically paid in VND.
- Service chargeVaries by building; for Grade A, around 6–10 USD per ㎡ per month is typical.
- VAT10% applies to rent and service charges.
- ParkingMonthly fees apply for both cars and motorbikes. Typical rates for each building are listed on its page.
- Electricity & after-hours A/CElectricity for your unit is charged at cost. After-hours air conditioning may be charged separately.
What to check in the contract
- Lease terms are mostly 2–3 years, and some Grade A buildings require 3 years or more.
- The deposit is typically around three months’ rent, and rent is usually paid quarterly in advance.
- Handover is usually in bare-shell condition (no fit-out), and fit-out works are at the tenant’s expense.
- A rent-free period during fit-out is open to negotiation.
- We check whether the address can be registered for company incorporation or branch registration.
Starting with a small team
A serviced office with furniture, reception and meeting rooms lets you move in right away with no fit-out. You can also start in a serviced office and move to a conventional office as your team grows.
